Understand this area of law
Property work may relate to a purchase, sale, transfer, lease, development or an issue discovered during a transaction. Begin with the transaction type, the property state or territory, the stage reached and any date already proposed. A nearby office is not by itself proof that the firm handles the transaction or the applicable jurisdiction.
Define the work before comparing firms
Ask what the quoted legal work covers: contract review, searches, negotiation, finance coordination, settlement work and post-settlement steps may be treated differently. Confirm whether the firm provides lawyers or licensed conveyancers and what work falls within its role. If another adviser is involved, identify who is responsible for each unanswered question.
Prepare a safer, more useful first enquiry
Have the contract or transaction document available, but ask for a verified secure channel before sending it. Record the parties, property address and dates privately rather than in the search URL. Ask when the firm can review the material, what assumptions affect the estimate and how new issues or requested negotiations would change the scope.
