Use this page to frame a conversation with a firm, then ask that firm to confirm its experience, scope and ability to act.
Name the decision and your position
Tell a prospective adviser whether you are the proposed tenant, an existing occupier, a landlord or someone buying a business connected to the premises. Say what has already happened and what you have been asked to do next. An unsigned document does not tell the whole story, so mention any payments, access or earlier correspondence when seeking advice. Check for experience with this kind of premises

Can a firm quote before seeing the lease?
A firm may explain its intake process, but confirm what any estimate assumes and which documents it needs. This directory does not calculate or guarantee legal fees.
Make the proposed work visible
Ask the firm to separate an initial explanation from negotiation, drafting changes and assistance through completion. If another professional is checking the physical premises, financial viability or business approvals, clarify how those tasks connect without assuming the lawyer has undertaken them. Request an explanation of what the engagement includes, what it excludes and when additional work needs approval. This gives you something concrete to consider beyond an advertised price or an impressive list of services on a profile.
Keep the handover controlled
Identify the documents you hold and the dates on them, then ask the office how to provide copies securely. Keep confidential lease terms and personal details out of directory search fields. Confirm the recipient independently before sharing material or acting on payment instructions.
